Assistant Controller - Lease Administration

A trusted partner of Vaco's has engaged us to assist with their search for a new Assistant Controller to add to their team. The Assistant Controller will lead the accounting function that focusses on Lease Administration, specifically on the Lessor side, and will be responsible for lease administration and the financial close process for the real estate entities associated with the business.

Responsibilities
  • Coordinate the preparation and review of tenant billing recoveries for Common Area Maintenance
  • Ensure that lease data is timely input into the system and is consistently analyzed and bills are prepared accurately with lease terms
  • Develop and/or review responses of complex questions on subject billing matters from tenants and vendors
  • Review percentage rent and potential billings for applicable properties and ensure timely completion
  • Manage/administer construction and permanent financing
  • Administer assessments for a Master and Condo Association
  • Perform and/or supervise accounting duties related to month-end close, including preparation and/or review of journal entries, account reconciliations, cash flow, and financial reporting
  • Review legal documents such as operating agreements, management agreements, lease agreements, LOI's, and loan documents to ensure entity compliance and convey any business impacts
  • Maintain regular communication with relevant business leaders to understand nature of expenditures, collection status of tenant/partner receivables, free rent periods, lease incentives, and calculation methods for recovery of the property's operating expenses
  • Engage with internal leasing leaders and 3rd party brokers to create and review potential deal models, ROI's, Tenant Allowance funding, letters of credit, and other financial analysis to understand impact of rent relief, short term loans, and other lease amendments
  • Manage, coach, and develop direct report(s)
  • Support technical accounting with the implementation of new accounting standards
  • Meet with business partners and Finance to discuss accruals, forecasts, and budgets
  • Provide support for internal and external audits
  • Prepare and review monthly and quarterly reporting schedules
  • Other ad hoc requests from the business or finance leaders
  • Development of new procedures and enhancements of existing procedures

Qualifications Required
  • 10+ years accounting experience
  • Commercial real estate industry experience required
  • Experience working with assessments in commercial real estate a plus
  • BS or BBA in accounting
  • CPA required
  • Strong experience in US GAAP, Financial Statement preparation, and SOX requirements
  • Excellent interpersonal and communication skills and demonstrated ability to work with others
  • Attention to detail and accuracy
  • Yardi experience preferred
  • Advanced Excel skills
  • Ability to analyze, organize, summarize, and articulate complex financial information
  • Ability to work under pressure, independently and in collaboration with others, to meet deadlines
  • Participate in process improvement and productivity projects to drive continuous improvement in the accounting functional area through documentation, cross-training and automation
