Homes for Students is the UK's largest independent provider of Student Accommodation. We are seeking a proactive Short Term Lets Team Leader to join our team based in Liverpool, working 40 hours per week from 9.00am to 5.30pm Monday to Friday.

Purpose of the role:

As Short Term Let Team Leader you will be an active, contributing member of the Short Term Let and wider Partnerships Team and manage the colleague/s within the STL team directly.

Reporting to the Partnerships Manager, you will handle both short term and summer stay aspects of the business throughout the year.

You will be responsible for ensuring properties with short term demand are effectively back filled and income and revenue is generated for our clients.
You too, will be responsible for ensuring properties with summer opportunities are maximised, running an internal summer campaign, setting up the internal hotel summer properties and liaising with group leads to secure group bookings through the seasons.

Accountabilities/Responsibilities/Duties
  • Identifying the sales opportunities for short term and summer lets, throughout the year. Understand the demand and needs in cities and where focus must be prioritized.
  • Liaise with the Regional Revenue Managers and wider Operational/Financial teams regarding STL/summer opportunities.
  • Focus and develop action plans to backfill voids in the season/summer & delegate to the team internally on generating business in these key focus sites.
  • Feedback to RRMs/ other teams with specified information when required/asked on opportunities & business development.
  • Secure and track revenue generated, along with setting property specific revenue targets to be met.
  • Produce STL forecasts upon internal/client request.
  • Work with OTA platforms and 3rd party PMS providers in short term let and summer opportunities/set ups.
  • Reach out & build relationships with local language schools, university departments, companies etc to nurture these relationships & secure bookings on a short-term basis.
  • Client Management: Exceptional communication skills and the ability to build strong relationships with clients.
  • Manage the team, delegate work and conduct regular 1-2-1s with these members.
  • Comply with Health and Safety working practice in accordance with the company's policy

Skills
  • Must have very strong written English skills for communication with customers.
  • Ability to work with minimum supervision but also within a team.
  • Excellent admin, organisational skills, time management skills and negotiating skills.
  • Ability to think outside the box.
  • Ability to deal effectively with people at all levels.
  • Ability to achieve goals and targets within timescales.
  • Team leader/manager experience preferred but not required.
