The position will support the Financial Director and Financial Manager, and be responsible for company and landlord/client financial, accounting, and other administrative duties and functions.

REQUIREMENTS:
  • Tertiary financial qualification essential
  • Property management / administration experience essential
  • Technically strong and knowledge of IFRS
  • Experience in preparing financial statements, management accounts, budgets and annual financial reports
  • Proficiency with MDA software desirable

DUTIES:
Financial accounting:
  • Preparation of financial statements, management accounts, budgets and annual financial reports
  • Overseeing the administration and financial systems, procedures and controls
Financial operations (FinOps) management: Management oversight of -

MDA financial accounting and administrative duties and functions
  • Receipting tenants' trust deposits and payments
  • Facilitate Third Party Fund Administration (TPFA) investments
  • Rent reconciliation and journaling
  • Facilitate landlords' expense and utilities payments; e.g. municipal accounts & SARS

MDA data capturing & reconciliation duties
  • Tenant trust payments and receipts
  • Municipal utility accounts due by tenants
  • Legal expenses and fees recovered from bad debtor tenants
  • Supplier expenses and fees for landlords' account
  • VAT payable by landlords as reflected in cashflow and rent roll statements
  • Business account receipts, payments and invoices

Credit control duties and functions
  • Reconciliation landlords' accounts to ensure accurate representation of outstanding balances
  • Resolution of any queries or issues with debtor aging reports
  • Facilitate promise-to-pay arrangements with debtors
  • Handover of bad debtors to attorneys for collections
  • Reporting to landlords
General administrative duties
  • Administration and record-keeping of all property-related processes regarding the portfolio
  • Assisting with data processing as and when required

Tax & accounting standards:
  • SARS and related tax compliance & requirements
  • Accounting standards

Insurance: Company & client insurance requirements
Compliance & corporate governances
  • COIDA
  • FICA & RMCP
  • POPI & PAIA
  • BBB-EE strategy & compliance with the Amended Property Sector Code
  • Manage compliance relating to all regulatory & other controlling bodies
  • Company secretarial functions
Effective client & stakeholder relationship management:
  • Engage, liaise and maintain good relationships with landlords, tenants, local municipalities, contractors/suppliers, company accountants & auditors, SARS and other stakeholders, where required
